I am trying to find out if real estate professionals offering to help homeowners with mortgage loan modifications have to be licensed or otherwise regulated by government requirements?
Do they really provide the same services provided for free from the government (saw this on tv news show tonight)?.

They are all scams anyway. Anyone telling you otherwise is trying to con you themselves.
You can do this yourself, just ask your bank for the modification package.

Nope, they are unregulated, and the majority are scam artists.
Do NOT bother with them. You can call your lender and do your own legwork to get your loan modified. Most of these firms will promise you the moon and charge you a fee up front, only to leave you in the lurch.
